SERVICES

Everything it takes to move a project forward.

Most projects need three kinds of help: someone to find the money, someone to manage it, and someone to carry the property from idea to opening day. We do all three, so nothing gets lost between handoffs.

Grant Orchestrators

Grant Writing and Funding

We find the money, win it and manage it.

We handle the full funding lifecycle, from research and grant writing to management and compliance from award to closeout. We layer federal, state, local and private sources into one funding plan, so no single grant has to carry the whole project, and we keep the reporting clean enough to stand up to any audit.

  • Funding research and strategy
  • Grant writing and applications
  • Grants management and compliance
  • Federal funds administration, including CDBG, HOME and ESG
  • Reporting and closeout

Property Revitalizers

Property Revitalization

We turn overlooked properties into places people use again.

We lead adaptive reuse and property development from the first walkthrough to opening day. We shape the vision, build the financing, line up the architects and builders, and guide the project through zoning and approvals. A vacant school can become an arts and service center. A worn-out apartment building can become new affordable homes. A tired community facility can become a place people are proud to use again.

  • Site assessment and feasibility
  • Adaptive reuse planning
  • Development financing
  • Partner, architect and builder coordination
  • Zoning, permitting and approvals

Community Partners

Community Partnership

We build with communities, not around them.

Every project starts with the people it will serve. We work with boards, residents, local officials and neighborhood groups so the finished place reflects what the community actually needs, and so the support is still there long after the ribbon is cut.

Our purpose

Why we exist.

Too many communities have the need and the potential, but not the partner to turn it into progress. Properties sit empty, organizations stall for lack of funding, and good ideas die in the gap between vision and reality. Housing is one of the clearest examples, and the same gap shows up in schools, parks, clubs, downtowns and community buildings. We exist to close it: we reimagine what is possible, orchestrate the funding to make it real, and revitalize the places that bring communities back to life.

We are not waiting for someone else to solve it. We pivot projects forward now.
